The fastest-growing part of the county, right across the state line from Ballantyne. Most homes here are newer builds with a bare patio or small deck, which makes them a natural fit for a screened porch or three-season room. Most neighborhoods have an HOA, and we prepare the drawings for approval.
In this 55-plus community, homeowners often want a comfortable room they can use every season without the upkeep of a big yard. Insulated four-season rooms and screened porches are the most common requests, built to match the home and the community's architectural guidelines.
The county seat has a mix of older homes with covered porches and newer houses on the edges of town. Enclosing an existing porch is often the most affordable route here. Inside city limits, permits go through the City of Lancaster instead of the county.

A screened porch costs the least, a three-season room sits in the middle, and an insulated four-season room costs the most. Building on an existing structure usually saves money compared with starting from bare ground.
Every enclosed addition needs a permit. In unincorporated areas like Indian Land, permits go through Lancaster County's Building department, and all work is built to the South Carolina building codes. We handle the drawings, permit and inspections for you.
