Express Sunrooms of the Carolinas

Custom Screened-In Porch Builders in Charlotte, NC

Express Sunrooms of the Carolinas has built Charlotte screened porches since 1995, from Myers Park and Dilworth to Matthews, Weddington and Fort Mill. We screen in existing porches, add screened rooms to open patios and decks, and handle the Mecklenburg County permit and inspection ourselves. If you want a porch you can sit on from April to October without the mosquitoes, that is exactly what we build.

Screen Porch Installers Serving Charlotte, Matthews and Union County

A screened porch gives you the outdoors without the bugs, the pollen or the
afternoon sun.

Our screened porch installation crews work across Mecklenburg
County and the towns south and east of the city, where most of our porch projects
are: Matthews, Mint Hill, Indian Trail, Weddington and Waxhaw, plus Fort Mill and
Tega Cay across the state line.

Every porch we build uses aluminum framing that will not rot or rust in Carolina
humidity, fiberglass or aluminum screen mesh, and screen panels that can be
replaced one at a time if a pet or a storm damages one. Most porches also get a
ceiling fan, outdoor-rated lighting and a screen door.

Why a Screened Porch Makes Sense in Charlotte’s Climate

Charlotte’s mosquito season runs from roughly April through October, and spring pollen counts here are among the highest in the country. A screened porch solves both without giving up the breeze.

Here is what a porch actually changes for a Charlotte home:

Already have a porch or deck? Screening it in is usually the least expensive option we offer. Adding a roof and screens to an open deck costs more because of the roof structure, and we check the footings first. Get a rough number in the cost calculator or ask for an on-site estimate.

Screened Porch vs. Porch Enclosure vs. Three-Season Room

Homeowners in Charlotte often ask us for a "porch enclosure" when they mean one of three different things. Here is how they compare, so you know what to ask for.

How Much Does a Screened Porch Cost in Charlotte?

In the Charlotte area, screening in an existing covered porch is the least expensive option we offer. Building a new screened porch with a roof on an open patio or deck costs more because of the roof structure and, sometimes, new footings. Size and roof type drive the price more than the screens do.

Why Charlotte Homeowners Choose Us for Screened Porches

Express Sunrooms of the Carolinas is a family business run by David Canupp from our office on Pleasant Oaks Circle in northwest Charlotte. We complete more than 100 projects a year, and screened porches are a large share of them.
Here is what that experience means for your porch.

Porch Builders in Charlotte Since 1995

Thirty years of porches on Charlotte homes means we have seen every roofline, every HOA rule and every inspector in Mecklenburg and Union County.

Permits and Inspections Handled

A roofed screened porch in Mecklenburg County needs a building permit. We prepare the drawings, pull the permit and schedule the inspections. You do not deal with the county.

Materials Built for Carolina Weather

Aluminum framing that does not rot, replaceable screen panels, and mesh options for mosquitoes, no-see-ums, pets and pollen. Manufacturer warranties on all materials.

One Crew, Start to Finish

The crew that frames your porch is the crew that screens it and cleans up. One point of contact, and a written schedule with the estimate.

We prepare the drawings and pull the Mecklenburg County or Union County permit. If your HOA needs documents, we provide them

Framing and Screening

Aluminum framing, roof structure if needed, then screen panels, door, fan and lighting. Usually one crew from start to finish.

Great to work with. Express Sunrooms of Charlotte seem to care about us as the customer. Very responsible and reasonable. Perform high quality results and willing to take on smaller jobs like putting a metal roof on our over-sized shed. Glad we found Express at the Charlotte/Concord Home show. Will continue to work with them in the future. Super plus all the way!

David and his crew did an awesome job! They gave me the best price out of many estimates. Put me on the schedule quicker than any other company could! Not because they didn't have the same workload....but because his guys actually work hard and get the job done quickly! Even the 95 degree heat didn't slow them down! My fence was made in The USA which was the icing on the cake for me! A great crew of Southern hospitality! Thanks again! :)

Common Questions

Screened Porch Questions from Charlotte Homeowners

The questions we hear most before a porch project starts. Don't see yours? Call us or send a message.

How much does a screened porch cost in Charlotte, NC?

Screening in an existing covered porch is the least expensive option. Building a new screened porch with a roof on an open patio or deck costs more because of the roof structure and, sometimes, new footings. Size and roof type drive the price more than the screens do. See ranges in our pricing guide or get a number for your space in the cost calculator.

Do I need a permit for a screened porch in Mecklenburg County?

If the porch has a roof or you are adding one, yes. Mecklenburg County Code Enforcement requires a building permit for roofed porches and enclosed additions. Screening in an already-roofed porch may not need a permit, and we confirm that with the county for you. We handle the drawings, the permit and the inspections on every project.

Can you screen in my existing deck?

Usually, yes. A deck needs a roof before it can be screened, and the footings have to carry the extra weight. We check both on the site visit. If the deck is sound, a roof and screens turn it into a screened deck enclosure without rebuilding it. How a deck conversion works.

What screen material is best for the Charlotte area?

Standard 18x14 fiberglass mesh handles mosquitoes and is the most common choice. 20x20 no-see-um mesh blocks the tiny biting midges common near Lake Norman and Lake Wylie, and it also cuts pollen. Pet-resistant screen is a heavier vinyl-coated mesh for homes with dogs. We bring samples to the site visit.

How long does screened porch installation take?

Screening in an existing porch usually takes a few days once the materials arrive. A new screened porch with a roof typically takes a few weeks after the permit is approved. Permit review time varies by county, and we give you a schedule with the estimate.

Can a screened porch be turned into a sunroom later?

Yes. Because our porches use aluminum framing, they can be upgraded to a three-season room with Express Porch Panels or to a glass enclosure without tearing out the frame. Many Charlotte homeowners start with screens and add panels a few years later.
