Outdoor Living Care Plan

We recommend having your sunroom or outdoor living space professionally inspected and maintained at least once a year. Regular maintenance can help identify worn seals, loose hardware, damaged screens, drainage issues, and other small concerns before they develop into more costly repairs. Some spaces may benefit from spring and fall inspections, which are included in our Executive Annual Care Plan.

Yes. You don't have to be an existing Express Sunrooms customer to ask us about maintenance. We can evaluate many existing sunrooms, screened porches, three-season rooms, and other outdoor living structures, even if another contractor originally installed them. Service availability may depend on the structure, materials, and condition.

Every maintenance visit includes a professional visual inspection along with routine maintenance appropriate for your package. Depending on your plan, this may include checking screens, accessible fasteners, doors and hardware, tracks, rollers, hinges, caulking, weather seals, gutters, windows, roof panels, flashing, and other components. You'll also receive a written inspection report with photos.

Routine adjustments and minor maintenance specifically listed in your package are included. Larger repairs, replacement materials, and additional services are not included unless specifically stated. If we discover something that requires additional work, we'll explain the issue and provide recommendations before proceeding.

We'll document the issue and discuss what we found with you. When appropriate, we'll recommend the next steps and provide options for repair or replacement. The goal of regular maintenance is to identify developing problems early, when they may be easier and less expensive to address.

Yes. Screen replacement is available as an add-on service. We can inspect your screens during your maintenance visit and identify torn screens, loose spline, damaged panels, and other issues that may need attention.

Yes. Our maintenance services aren't limited to four-season sunrooms. We offer maintenance for screened porches, three-season rooms, sunrooms, patio covers, pergolas, retractable screens, retractable awnings, pool enclosures, and many other outdoor living structures.

The amount of time depends on the size, type, and condition of your outdoor living space and the maintenance package you select. Essential Maintenance typically takes 1–2 hours, while Premium Sunroom Maintenance generally takes 2–4 hours. Additional repairs or services may require more time.

Premium Sunroom Maintenance is a comprehensive individual maintenance visit that includes services such as window adjustment, weatherstrip inspection, roof panel inspection, leak inspection, flashing inspection, and minor adjustments.

The Executive Annual Care Plan provides ongoing care throughout the year, including spring and fall inspections, priority scheduling, a 10–15% discount on repairs, an annual written maintenance report, and preferred pricing on screen and window replacements.
